My name is Daniel and I have over 18 years of experience in the roofing and home improvement industries, I wrote this guide to painting and maintaining roofline fascias and soffits, which I’m sure you’ll find helpful. The prices displayed were correct as of 2023.

Roofline fascias, soffits and bargeboards are located on exposed areas of the roof and subject to plenty of rain, hence why they require painting to prevent rot and water ingress.

I’ve worked for many homeowners who have replaced their timber roofline boards with low-maintenance plastic Upvc products. If you haven’t, the good news is you can extend the life of the timber boards and improve their appearance by having them painted.

Project Breakdown

Here’s a breakdown of what work is involved with a project like this. I used to complete each of these steps when I painted roofline boards:
  • I would erect access equipment up to the roof edge.
  • Next, I would remove and set aside the guttering.
  • I’ve found it’s best to clean the boards to remove grease and dirt.
  • I would then sand down the boards to remove flaky paint and create a suitable surface for painting.
  • Any holes should be then filled with wood filler and I’ve found the quick-drying filler is best for this.
  • I would then apply one coat of primer to any bare sections of timber and allow it to dry.
  • Next, I would apply one coat of undercoat to all timber and allow it to dry.
  • For the top coat, I would apply one gloss coat and allow it to dry.
  • Finally, I would clean the guttering and re-attach it to its original position.
  • I would then lower the access equipment and remove all waste material.

Project 1: Terraced House – Front and Rear Only

I’ve been out of this trade for a while, so I’ve lost touch with how much others are charging so I contacted 32 random painters; the prices below are an average of figures given to me for the painting of roofline fascia and soffit boards to a terraced house.

Project 2: Detached House – Four Sides and Porch

For the second project, I asked for prices to paint the roof fascias, soffits and bargeboards on a detached property.

Bargeboards are the same as fascias, the only difference being they are located on a gable end of a roof.

What Are Bargeboards, Fascias and Soffits?

These words might be unfamiliar to those who don’t work in a trade but here’s a photo I took many years ago when I replaced them with plastic Upvc:

Where Did These Prices Come From?

I have a good idea of how much a project like this costs as I worked in the industry for over 1o years before moving into a new a careeer, but as part of my research, I contacted 32 painters, tradespeople and firms from various locations around the UK and asked them how much it costs to paint roofline boards.

Why Can’t the Painter Use Ladders to Save Me Money?

While many painters and roofers use ladders to save on the cost of access towers or scaffold, the law is very clear; any prolonged work at height should not be completed via ladders.

The safest and cheapest option for roofline painting is for the tradesperson to erect access towers.

I’ve seen several painters and roofers prosecuted for not using appropriate access equipment, so this isn’t an area for cost-cutting.

Here’s a quote from the Health and Safety Executive:

As a guide, if your task would require staying up a leaning ladder or stepladder for more than 30 minutes at a time, it is recommended that you consider alternative equipment.

The prices on this page assume that the roof can be accessed via access towers – most reputable roofers and external painters and decorators will have these or can hire them. If your roof is difficult to access, perhaps it’s three-storeys high or there’s a conservatory that’s in the way, a scaffold may be needed which will add to the cost.

When Were These Roofline Painting Prices Published?

I gathered quotes in early 2023, calculated an average price and published this page in January 2023. I’ve included VAT when it was charged by the tradespeople.

Where Did The Prices Come From?

A total of 32 painters and decorators, as well as roofers, gave me prices for roofline painting.

Why Do The Gutters Need to Be Removed?

The gutters cover around 1/3rd of the fascia boards, and I’ve found it’s impossible to paint the boards properly without first removing the gutters, so this is something I always did.

Can This Task be Done in Winter?

I’ve learnt from past experience and I know that exterior painting should be done when the weather is warm and dry. If the temperature is likely to drop below 5 degrees during or within 24 hours of the paint being applied, it won’t adhere correctly. I’ve seen a few projects fail because the work was done in the winter, so I suggest waiting until the spring, at the earliest.

If there is no other option but to paint during the winter, the painter should finish applying the paint no later than 11 am, this gives the paint time to dry before sunset when the temperature drops and moisture forms.

How Long Does it Take to Paint Fascia and Soffit Boards?

Here is a rough timescale for a terraced house with roofline boards to the front and rear of the property, it’s based on my past experience:

Day 1 – erect access equipment, remove guttering, sand down timber and make good any repairs, apply primer to bare patches and undercoat.

Day 2 – apply final gloss coat and wait to dry. Hang guttering back in place. Lower access equipment.

A detached house will obviously take longer; typically up to 5 days, assuming two people are working on the task.

These timescales are based on my own experience in the home improvement sector but every project is different and some take less time while others last longer.

Why Can't The Roofer Just Put Up a Ladder?

Health and safety regulations state that the use of ladders should be minimised and where possible, a safer alternative should be used, especially for projects that cannot be completed in a short time.

My Fascias Are Rotten, Can They be Repaired and Painted?

Most timber fascia boards can be repaired or replaced if rot is present but it may not be the most cost-effective option. Upvc plastic roofline boards are popular because they never rot and were created specifically for use on exposed parts of the roof.

How Can I Tell if My Fascia or Soffits Contain Asbestos?

Fascia boards have never been manufactured from asbestos, and I’ve seen one, but soffits were before 1999.

Asbestos boards are actually made from cement with around 5% asbestos added to the mix as it stops the boards from breaking.

If I was unsure, I would check whether the boards contained asbestos by sending off a sample for testing, it’s not that expensive, and I would usually get the results online within a day or so.

Asbestos boards can still be painted but should not be sanded, cut or drilled, as this would release harmful dust.

Are There Any Trade Associations Where I Can Find Reputable Installers?

The National Federation of Roofing Contractors is a popular roofing association as is the Confederation of Roofing Contractors.
